  • BellaVita’s Pag-IBIG accredited subdivisions

    BellaVita offers house and lots for sale in different configurations. These are Poli Inner, Poli End, and Gemelli. The units start with 22 sqm with one bedroom and one toilet and bath. The biggest unit has a 60 sqm configuration with a garage in addition to the bedroom and T&B.

    Nevertheless, security does not end there. BellaVita also makes sure that the homebuyer will get to keep the quality unit for good – without any defaults or foreclosures. The main reason behind is the affordability of the housing units.

    The monthly amortization for a Poli Inner unit is Php 1,897.00 (based on the 3% interest rate for borrowers whose income is below Php 15,000 (NCR) and 12,000 (regional). The amortizations for a Poli End and Gemelli units are Php 4,219.99 and Php 4,863.32, respectively (based on the standard interest rate of 6.5%).

    BellaVita’s MOU with Pag-IBIG Fund

    In 2012, BellaVita signed a memorandum of understanding (MOU) with Pag-IBIG Fund, along with Amaia Land and Avida Land. The goal of the MOU is to make home ownership easier and more accessible to members of the Fund.

    The members may avail the housing loan from Pag-IBIG for the purchase of any residential unit in any Pag-IBIG accredited subdivisions or for home improvement. Thru the Affordable Housing Program (AHP), the following eligibility requirements apply:

    • Must have at least 24 monthly savings (lump sum is allowed)
    • Has a gross monthly income not exceeding Php 17,500
    • Has the legal capacity to acquire a real property
    • Have passed the background or credit check satisfactorily
    • Not more than 65 years old at the time of housing loan application
    • Has an updated Pag-IBIG housing account
    • Have no outstanding short-term loans in arrears with Pag-IBIG
    • Had no foreclosed, canceled or bought back loan from Pag-IBIG

    What are the requirements when availing a Pag-IBIG housing loan?

    Pag-IBIG has several requirements for housing loan applicants. For photocopied documentary requirements, the original copy must be presented as well except for the overseas Filipino worker (OFW) applicants.

    Pag-IBIG requirements for locally employed

    • Current 3-month payslips
    • COE (Certificate of Employment with Compensation)
    • Current TIN verification slip
    • Current Pag-IBIG Membership Status Verification Slip (MSVS)
    • Photocopy of two valid government-issued IDs (with three specimen signatures)
    • Birth or marriage certificate
    • Income tax return
    • Proof of billing (or letter of rental certification if renting with attached photocopy of land lord’s ID)
    • Four pieces 1 x 1 picture
    • Postdated checks for the equity payable to BellaVita Land Corp.

    Pag-IBIG requirements for self-employed

    • Audited 2 years financial statement
    • Income tax returns for the last 2 years

    How much can be borrowed?

    A Pag-IBIG member may borrow up to Php 750,000. The amount is based on the actual needs of the members or the loan to appraised value ratio, whichever is lower. The actual need refers to the loan entitled to the borrower based on the gross monthly income and capacity to pay.

    Borrowers earning up to Php 12,000 (regions) and Php 15,000 (NCR) have a maximum loan amount of Php 450,000 with an interest rate of 3% for the first 5 years. Further, those who are earning up to Php 14,000 (regions) and Php 17,500 (NCR), can avail a housing loan of up to Php 750,000 with an interest rate of 6.5% in the first 10 years.

    The interest rates will be repriced after the periods mentioned have been exhausted. The basis will be Pag-IBIG Fund’s Full Risk-Based Pricing (FRBP) Framework.

    Pag-IBIG housing loan is payable up to 30 years.

    How to apply for a Pag-IBIG housing loan?

    BellaVita extends assistance to homebuyers who wish to avail a housing loan from Pag-IBIG.

    However, if the buyer wants to go through the homebuying process, this is also possible. The fastest way is to apply over the counter in a branch nearest to you. For faster approval, make sure that the documentary and technical requirements are complete. Pag-IBIG Fun approves as fast as 23 days.

    Pag-IBIG offers online scheduling for home loan application thru Online Housing Loan Application (OHLA). You will need your Pag-IBIG Membership ID (MID) or Registration Tracking Number (RTN) to use in the portal as login credentials.

    Once logged in, the system will generate a unique Housing Loan Application Tracking umber.

    Fill out the application form including the personal and loan information. You will be asked for your preferred Pag-IBIG office to submit the application and requirements. Once accomplished, click Submit.

    Check your email regularly. Pag-IBIG will send a notification on your scheduled application form and requirements submission.

    Your applicant reference number will be sent via an SMS message.
